A hotel is real estate that happens to be an operating business. You cannot price it by stacking up a rent roll. So we read it through cash flow and the durability of that cash flow — and we have narrowed the entire practice to that one question.

Hotels, and nothing else

City, business and select-service hotels, resorts, ryokan, serviced apartments and hostels, plus hotel development sites and conversion opportunities. Restricting ourselves to hospitality is what lets us speak the language of operators and the language of investors at the same time.

Analysis comes before brokerage

Indicative valuation, market and competitive analysis, cash flow modelling, comparison of operating structures. The decisions taken before a process begins are what set the final price — not the negotiation at the end.

Capital is not only domestic

Alongside Japanese corporates, private funds and J-REITs, we work directly with investors across Asia and beyond. Not confining the buyer pool to Japan is what widens the range of price and terms actually available to a seller.

Questions we are often asked

That is when most owners come to us. "What would it achieve in today's market?" and "how does selling compare with holding?" are the two most common questions, and the indicative valuation is provided at no cost. Concluding not to sell is a perfectly good outcome.
A hotel sale process can unsettle staff, suppliers and forward bookings. Approaches begin no-name, the approach list is agreed with you in advance, and detailed materials go only to parties who have signed an NDA.
Brokerage commission is set within the ceiling prescribed by Japan's Real Estate Brokerage Act and stated in the mandate. The first conversation and the indicative valuation are not charged to owners. Standalone research is quoted case by case.
Yes. Depending on the scale, location and structure of the asset, we identify which buyer segments the property should be presented to — operating companies, private funds, REITs or private investors — and design the outreach at the initial research stage. Where appropriate we also approach overseas investors, including preparing English materials, though we cannot guarantee that a buyer will be found.
Yes. Whether to trade with operations in place or terminate and deliver vacant is one of the decisions that moves price, buyer pool and timetable most. We review the operating agreement and set out both cases before you choose.
Yes. Buy-side underwriting reviews, development feasibility studies and competitive market research are all available without a brokerage mandate, including as a second opinion on a deal another firm is running.
